**The Purchase Price set out herein is exclusive of HST. The enhanced HST rebate recently announced by the government may be credited to the Purchase Price on closing, provided the Purchaser qualifies in accordance with applicable legislation and assigns the rebate to the Vendor prior to or on the closing date. In the event the enhanced HST rebate is not enacted into law, is modified, delayed, or otherwise unavailable for any reason prior to closing, the Purchaser shall be solely responsible for the full amount of HST payable on closing. The Vendor shall have no liability or obligation in the event the rebate is unavailable to the Purchaser for any reason.
